01 / START WITH THE RIGHT QUESTIONS

A good sale is more
than a good list price.

Your plan should connect the value of this home to the life you want next. Start with these three decisions.

01

Price for your competition.

Review recent closed sales, active alternatives, and pending activity in your subdivision and price range. Adjust for condition, layout, lot, and improvements. A citywide median cannot price your house.

See the local context →
02

Spend with a purpose.

Decide what to repair, refresh, or leave alone before hiring contractors. Prioritize maintenance and presentation; compare each larger project’s cost, time, and likely buyer response.

Read the renovation guide →
03

Protect your next move.

Work backward from your move date. Plan for preparation, marketing, contract deadlines, and a closing that may shift. If you are buying again, map out where your down payment and interim housing will come from.

Compare selling first and buying first →

02 / FROM FIRST CONVERSATION TO FINAL KEYS

One sale.
A clear path.

Your schedule will be specific to your home and contract. These are the decisions to make along the way.

Talk through my timeline →
  1. 01

    Define the move.

Clarify your ideal move date, outstanding loan balance, budget, and next address.

Next step: Set a target calendar and an initial net sheet.
  2. 02

    Prepare with a priority list.

Walk the property, rank repairs, gather documents, and set a spending limit.

Next step: Agree on what gets done before photos.
  3. 03

Launch with a reason to choose you.

Align pricing, photography, listing details, showing access, and the features that distinguish your home.

Next step: Review the final listing and approve launch timing.
  4. 04

    Negotiate the whole offer.

Compare price after concessions, financing, contingencies, inspection terms, and possession needs.

Next step: Choose the terms that fit your net and timeline.
  5. 05

    Close, fund, and hand over.

Track title, appraisal and financing milestones as applicable, negotiated repairs, and the final settlement statement. Coordinate possession with the contract.

Next step: Confirm funding and retain your closing records for your tax professional.

03 / LOOK PAST THE SALE PRICE

What could you
walk away with?

Use this planning estimate to see how price, payoff, and negotiated costs affect your proceeds. Every input is editable.

Illustrative starting assumptions only. Brokerage compensation is negotiable; the sample 5% is not a quote or required rate. Replace every allowance with your own figures.

Enter repair credits paid at closing under “Other”; enter work paid separately under “Prep.” Count each expense once. TREC: fees are set by agreement.

Estimate, not a valuation, payoff statement, tax calculation, or title-company net sheet. Excludes moving costs, income/capital-gains taxes, escrow refunds, carrying costs, and any charges you have not entered. Tax proration depends on the property and closing date. Negative proceeds may mean cash is needed to close.

04 / BEFORE YOU SPEND A DOLLAR

Make the home
easy to understand.
Easy to love.

Start with clean sightlines, working systems, and an honest record of the property. Choose cosmetic work after a walkthrough and pricing review.

05 / THE MOVE AFTER THIS ONE

Sell first. Buy first.
Choose with a plan.

The right order depends on your equity, financing, cash reserves, and flexibility. Ask your lender to confirm what you can carry before committing.

SELL BEFORE YOU BUY

Start with a known equity figure.

A completed sale clarifies available funds and removes the current mortgage from the move. The tradeoff may be temporary housing, storage, or two moves.

Resolve first: Where will you live between closings, and what will it cost?

BUY BEFORE YOU SELL

Plan for the overlap.

You may move once and prepare a vacant home more easily. You also need financing approval and reserves for two properties if the sale takes longer than expected.

Resolve first: How long can you carry both homes without pressure?

06 / THE LOCAL LENS

Your street matters
more than an average.

The Barker Group serves sellers across these communities. Compare the homes your buyer can actually choose, then build a strategy around your property.

How do I find out what my home is worth?

Start with a comparative market analysis of recent closed sales and current competing homes, adjusted for your property’s condition, layout, lot, and improvements. Niky Barker can review your home and develop a pricing range; an online estimate is a starting point, not a property-specific pricing plan.

What costs should I include when selling?

Include negotiated brokerage compensation, title and settlement charges, applicable survey and HOA costs, property tax proration, buyer concessions, repair credits, and loan or lien payoffs. Budget separately for preparation and moving. Request current figures from your lender and title company; this page’s calculator uses editable examples.

Should I renovate before putting my home on the market?

Review the home and competing listings before committing to major work. Cleaning, decluttering, maintenance, and focused cosmetic improvements may be more practical than a full remodel. Choose projects based on cost, timing, condition, and the expectations in your price range.

How long will my home take to sell?

Timing depends on pricing, condition, buyer demand, showing access, and the competition in your community. Preparation and marketing time are separate from the contract-to-closing period. Ask for a current local comparison and a calendar that allows for financing, appraisal, title, and moving delays.

Is the highest offer always the best offer?

No. Compare estimated net proceeds after concessions with financing, contingencies, inspection terms, appraisal provisions, closing date, and possession needs. The strongest fit depends on your goals and the risk in the complete written offer.

Can I sell a home as-is in Texas?

You can market a property in its current condition, but “as-is” does not remove applicable disclosure obligations or every right a buyer may have under a contract. Discuss property condition and pricing with your agent, and obtain legal advice about obligations or exceptions that apply to your situation.
